Hello Chamber Member,
We are sharing this information with you all via email so that you hear before others about the new Riverfront Project. The OACCT is excited to announce an office location move as part of a major development project taking place along the Straight River! This new development will invest more than $30M into this part of the riverfront—reshaping it from a group of older, mostly empty buildings into a modern, river-facing, mixed-use development.
This project has been in the works for years, but within the last year, the Chamber has been part of the discussions to include the 320 Hoffman Drive location in the project. Confidentiality requirements around the details of the project have not allowed us to announce anything until now.
The Chamber Board has voted to enter into an agreement that would sell the Chamber’s current location to Redline Development (Scott Mohs and Darrin Stadheim) and purchase the building located at 120/122 South Oak Avenue. This agreement is pending all other aspects of the project moving forward as expected.
There are many elements to this project and the Chamber’s decision.
The Chamber building committee developed the considerations needed for this type of move to work for the Chamber. The key items include:
- The Riverfront Project must be a positive impact on the community and its businesses
- The Chamber needs to find a location that:
- the Chamber would own
- has proper office space and an improved meeting configuration
- is in an ideal geographic location
Through many meetings and discussions, the Chamber’s building committee determined that all of these items would be met with the current agreement.
Next, important recognitions of Ted G. Ringhofer at this new site are being worked on to keep the highest level of acknowledgment to the former Chamber President and City Councilor.
The project Redline Development is putting forward will remove the Chamber building and all the buildings on the block immediately south of the Chamber (known as the 300 block) to Vine Street. Two buildings will be built on the site that will include mixed use of commercial and residential. Mineral Springs Brewery and West Bank are two businesses confirmed as part of this development. The developers are working with several others as well.
The current tenant of the new Chamber location, American Family Insurance-Mazariego Agency, and co-tenant EXP Realty, will move to the 300 block of North Cedar Avenue to a location that allows greater space growth potential. We appreciate Oscar Mazariego’s willingness to work with the Chamber and developer to make this move work for everyone.
The preliminary timeline for the project to begin is April 2023 and a Chamber move would happen sometime before this date. The project is now public.
